House Additions & Alterations
The 1980's Tudor Style House in Flagstaff, Hamilton, required additions and alterations to satisfy the needs of the new Owners. The Client Brief was to add the following to their 3 Bedroom Home: New Lower Floor Bedroom, Bathroom and Laundry to cater for a Homestay Accommodation or Visitors and for the Clients in their mature years. The Kitchen was small and dated, the Living Room was dark, the Deck was underutilised and subsiding, the Breakfast Bar area was small, the Spa Pool Area had no direct access, the Upper Floor required an additional Bathroom, Toilet and Storage cubboards to allow the exising Bathroom to become a dedicated Main Ensuite.
Design Engine Architects created a Visitors/Homestay Bedroom which opens onto a new expansive 120m2 wrap around Deck. The Deck appears to float amongst the Tree Canopy, maximising views into the Gulley. The Kitchen was gutted and opened up in space, a larger window added for Natural Light and Ventilation, new Appliances, Joinery and Laminate Tops installed, a larger Breakfast Bar with Bifold Doors added to allow the corner of the Kitchen/Breakfast Bar space to disintegrate and open directly up to the expansive Deck to invite the outdoors and Tree Canopy into the House. A Skylight was added to the Living Room to increase Natural Light and allow views of the Trees. The Interior of the House was completely repainted. The Upper Floor New Bedroom, Bathroom, Toilet and Storage enhanced the comfort of the Home. The Ensuite was left for upgrade at a later stage.
Construction commenced February 2008 and was completed within 3 months on time and on budget.
