The Lakes Tauranga
THE DEVELOPMENT
Design Engine was commissioned as Lead Architects to provide the Design for 27 New Homes for the Lakes Subdivision - Area 2A in Tauranga. The premium sites are located adjacent to the largest Lake in the Development and Historic Knoll (Previously a Maori Defensive Outlook). Resource Consent Drawings were prepared through consultation and approval by the Developer Grasshopper Properties and Harrison Grierson.
The Lakes Subdivision consists of 2081 New Homes, Primary School, a 10ha Main Lake, Parks, Recreation Areas and Sports Grounds. It is flanked by Industrial and Commercial Zones. The Subdivision Concept encourages a Live/Work/Play environment with a Family emphasis.
ARCHITECT'S DESIGN The Architectural Theme for Area 2A was defined by Form, Environmental Sustainable Design (ESD), Entry, Materials , Roof and Eaves.
Form: consists of: elegant simplicity, contemporary neo-modernist aesthetic, purity of form, clean clear lines, long slot windows, rectilinear shapes and blade fin walls, recess, cantilever and shadow. Environmental Sustainable Design: natural cross ventilation, heat sinks, passive solar control, natural materials, courtyard spaces, balconies, outdoor space, maximising views of the Lake and Historic Knoll. Entry: accentuation of entry by vertical blade in tinted concrete with exposed aggregate as a vertical counterpoint to the horizontal entry canopy/portico. Materials: timber slatted batten screens, shutters and weatherboard to create warmth to the palette, plaster and paint finish, honed concrete block with clear sealer. Roof and Eaves: monopitch roofs with extended eaves for passive solar control and weather tightness, differing pitches to create interest and dynamism.
PROJECT STATUS
Resource Consent was approved mid 2008.
